Polarisation in PRS in favour of landlords with larger portfolios

The number of landlords with between three and five properties is falling while the number with six and above is increasing, according to research by Paragon. However, there’s some shrinkage at the top, too, with the number of landlords with 50 or more properties falling. It appears the sweet spot is around 12 properties. The report puts the re-sizing down to landlords coming to terms with tax changes and is one of a number of factors (including rent increases and gearing adjustments) in which they are trying to make the numbers work.
